Sustainability of office projects in Serbia and the region

Belgrade is the only metropolis in the region between Milan, Budapest, Istanbul, and Athens. "Nikola Tesla" Airport reached over 6 million passengers last year. Office space buyers are more and more demanding!
In the post-covid era, which is characterized by a high level of uncertainty and inflationary trends, many questions are faced. The world as we know it is heading for a significant transformation, like a larva that turns into a butterfly in a short time. The upcoming metamorphosis, as well as the accelerated change in regulations, are visible all around us, although we are unable to see the true dimensions of the coming changes.
In the Serbian real estate market, we are witnessing several transactions in the field of office space. One transaction involving the takeover of the entire portfolio is coming to an end, the second one office portfolio has been split into two parts, where one part has "found" its new owner and the other part is currently being negotiated. Also, in the third venture, one share in the joint venture holding the office building changed hands. There were several transactions where the property as office content "changed hands" such as the Genex tower and several smaller buildings in Belgrade.
All this is a good announcement for the panel dedicated to the development of office space in the region, which will be held at this year's REBEC on Tuesday, June 20th, starting at 2:30 p.m. in the "Sava River stage / Rhodos conference room" within the congress block of the Golden Tulip Zira Hotel. The moderator of the panel is Mr. Srđan Vujičić, Managing Director of Conza Properties, and the confirmed speakers are: Mrs. Ljubica Ralević, Financial Director of SF1 Group, Mr. Bojan Jevtić, Country Manager Savills/Coreside and Mr. Bojan Jevremović, Leasing Director Office Portfolios of Confluence Property Management.
What needs to be highlighted
The trend is the return of the business community to the center of Belgrade, ultimate insistence is on EDGE (Excellence in Design for Greater Efficiencies), tenants are increasingly demanding, and developers are increasingly flexible in their offers. Working from home is becoming less common and more often from co-working spaces. Digitization is on the threshold of a world transformation and the unusually accelerated pace of artificial intelligence development.
In Belgrade, flexible business premises are launched as products with complete infrastructure that is rented for a specific period. Mobile applications help reduce the time of selection and final agreement. Science, business, and society will be transformed. The positive impact on human creativity and productivity will be enormous.
