The new development phase of Bartók Court was completed by Q3 2019. Currently, also phase 'B' and 'C' - are under preparation. The position of the South Buda office market has drastically changed over 2018. Thousands of office areas were vacated during the year, while the submarket had the lowest vacancy rate at the beginning of the year. South Buda is facing new challenges. The new developments arriving in 2019 are going to create a more diverse situation.
The South Buda submarket is one of the most preferred office locations in Budapest: it’s vacancy rate is under 10 percent which is the lowest among all submarkets. Office developers have not been very active here, no new building came to this market since 2010, there has only been one refurbishment although several big tenants examined/tendered this office location.
