As the adoption of hybrid working rapidly accelerates across Hungary, the number of enquiries for space in International Workplace Group locations has risen sharply and this new opening helps meet rising demand.

The addition of International Workplace Group’s latest locations in Debrecen come on the heels of the business posting its highest-ever revenue in its 35-year history and achieving rapid network growth, adding 867 new locations over the course of 2023.

Debrecen is the second largest city in Hungary and one of the fastest developing cities in the country, with a total population of 200,000 people. A new 600 sqm Regus Debrecen – as the first phase of a 1,200 sqm project – is located within the popular Lion Office Center, which is the largest office park in Eastern Hungary with an area of 60,000 sqm.

The new centre is located in the eastern part of Debrecen, in one of the fastest growing and trendiest business districts of the city. The office building is within a 10-minute walking distance from the city centre as well as from the train station with ample amenities including private offices, meeting rooms, co-working and creative spaces. The bus stop is located directly in front of the property. The Lion Of-fice Center is distinguished by its accessibility, use of high-quality materials, optimal design, flexibility and good amenities. The area has 24-hour reception, a well-maintained, well-kept park, covered bicy-cle storage and unlimited free parking and excellent transport facilities.

József Boros, owner of Lion Office Center added: “The site of the former tobacco factory in Debrecen is not only part of the city's industrial history, but also a modern, modern-day success story. The Lion Office Center in Debrecen is the largest office park in Eastern Hungary. We are delighted that we decided to work with such a valuable company as International Workplace Group to create real solution for the growing demand for hybrid working in Debrecen, which is an attractive, modern solution not only for employees but also for the companies operating here.”

The new location will provide space for established firms and start-ups across a range of industries, while IWG’s Design Your Own Office service allows companies to tailor their space entirely to their requirements.

The building owners decided to invest in the International Workplace Group platform to maximise the return on their real estate space by capitalising on the rapidly expanding demand for hybrid working. With an annual investment of around £50m ($64m) into its technology platform, International Work-place Group provides partners with access to all the company’s expertise as well as design and fit-out support and sales and marketing capabilities.

Mark Dixon, CEO & Founder of International Workplace Group PLC, commented: “We are establishing stronger and much-needed footprints in Debrecen with this new opening. As the second largest city of Hungary and important business hub, Debrecen is a fantastic place for us to boost our expansion plans. The need for high-quality flexible workspaces continues to soar as hybrid working becomes the new normal. We are very pleased to work in a partnership with Lion Office Center to develop the Regus brand under management agreements that will add a cutting-edge workspace to their building.”

With explosive market growth as companies of all sizes adopt hybrid working for the long-term, it is predicted that 30% of all commercial real estate will be flexible workspace by 2030. With International Workplace Group, partners are able to capitalise on this fast-growing sector, while being supported by International Workplace Group’s unparalleled experience. Hybrid working offers companies a signifi-cantly lower cost base with an average saving of £9,000 ($11,000) per employee.

International Workplace Group is the world’s leading provider of flexible workspace – featuring more than 4,000 locations in more than 120 countries with members able to access all of the locations and business services via the International Workplace Group app.

As the ongoing shift towards hybrid working accelerates, the potential for further growth is exponential with an estimated 1.2 billion white collar workers globally and a total addressable market of more than $2 trillion (£1.57 trillion).  Conventional office occupancy will continue to fall as businesses require less traditional space and turn to flexible workspace instead. In 2023, International Workplace Group welcomed over 800 new partner locations and counts 83 per cent of Fortune 500 companies among its customer bases.
