Budapest's main office corridor

District 13 (XIII. kerület) runs from the Grand Boulevard north to Újpest. Its southern part is Újlipótváros, a riverside neighbourhood of 1930s apartment blocks; the larger northern part is Angyalföld, once industrial and now rebuilt with office campuses. Most of the district's office stock sits on or near Váci út, the avenue that agents call the Váci corridor.

The corridor is one of the busiest parts of the market. According to the Budapest Research Forum (BRF), it took 22% of all leasing in Budapest in the first quarter of 2026, second only to South Buda. Tenants here are typically international service centres, IT and telecoms firms, banks and pharmaceutical companies.

Where the offices are

  • Lower Váci út and the Dózsa György út crossing: West End Business Center, River Estates, Váci 33 and White House, within walking distance of Lehel tér and the Nyugati railway station.
  • Middle and upper Váci út: Capital Square, Centerpoint, Nordic Light and the Váci Greens campus, the newest and largest floors on the corridor.
  • The riverside and Árpád Bridge: Duna Tower, Gateway and the Madarász office park, plus the buildings around Duna Plaza.
  • Róbert Károly körút: Skylight City and Vital Business Center on the ring road, handy for drivers coming from Buda over Árpád Bridge.

Transport

Metro M3 runs under Váci út with stations at Lehel tér, Dózsa György út, Forgách utca, Gyöngyösi utca and Árpád híd; from Lehel tér it is a few minutes to Deák Ferenc tér, where all the metro lines meet. Tram 1 follows Róbert Károly körút across Árpád Bridge to Óbuda and east to Zugló, and tram 14 links Lehel tér with Újpest. Most newer buildings have underground garages, and the ring road gives direct access to the M3 motorway.

Rents and what to expect

Almost all of the stock is class A, much of it with BREEAM or LEED certification. Asking rents in the district mostly range from about 11 to 16 €/m²/month, with the newest buildings on upper Váci út asking up to around 19 €. Older class B houses and a few forint-priced offers start lower. Buildings are large, often 15 000–50 000 m², so there is real choice for a 1 000–5 000 m² requirement; serviced offices also offer desks and small suites from about 10 m².

New projects such as Balance Hall and Balance Loft are in the pipeline. When comparing offers, ask for the service charge (quoted separately from rent in Budapest), the parking ratio and the add-on factor that turns net into rentable area.

Nearby choices: District 4 (Újpest) is cheaper and further out; District 6 and District 5 are the more central alternatives. You can also browse every class A office in Budapest.
