The central business district

District 5 (V. kerület, officially Belváros-Lipótváros) is the historic core of Pest. Lipótváros, the northern half around Parliament and Szabadság tér, has been the banking quarter since the late 19th century; Belváros, the southern half, holds the old inner city between Deák Ferenc tér and Kálvin tér. The national bank, the stock exchange's former palace, several ministries and many embassies are here, and so are many of the large law firms and consultancies.

Offices are mainly in restored palaces and refurbished early 20th-century bank buildings, with a handful of modern infills. Floors are smaller than on Váci út, ceilings higher, and the addresses more representative.

Where to look

  • Széchenyi tér and Szabadság tér: the Roosevelt office building facing the Chain Bridge, Freedom Palace and the House of Business centres, with views over the Danube or the square.
  • Deák Ferenc tér and Szent István Basilica: Deák Palota, Academia and smaller buildings on the quiet side streets.
  • Ferenciek tere and Kálvin tér: Uniqa First Site, Ybl Palota and Kálvin Square on the southern side.
  • Bajcsy-Zsilinszky út towards Nyugati station: Eiffel Palace and serviced suites close to the railway station.

Transport

All three central metro lines meet at Deák Ferenc tér: M1, the 1896 underground under Andrássy út, M2 east to west, and M3 north to south. M2 also stops at Kossuth Lajos tér by Parliament, M3 at Arany János utca and Ferenciek tere. Tram 2 runs along the Danube embankment, and trams 47 and 49 cross to Buda from Deák tér. The 100E airport bus starts at Deák tér and stops at Kálvin tér.

Driving is the weak point. Most streets are in a paid parking zone and parts of the inner city are pedestrian. Only the larger buildings have their own garage, so ask early how many spaces come with the lease and what a space in a nearby public garage costs.

Rents

District 5 is the most expensive office address in Budapest. The best buildings here ask the highest rents in Budapest; each building’s asking rent is shown in the list. Units are smaller than elsewhere: most available space is in the few hundred to 1 500 m² range, and serviced operators let rooms from about 10 m².

In a historic building, check what the rent really buys: whether air conditioning covers every room, how the heating is billed, the lift capacity and whether you may alter the layout of a listed interior.

If you need larger floors at lower cost, District 13 and Váci út start a few metro stops north, and District 6 offers Andrássy út's palaces next door. For flexible terms, see serviced offices and coworking.

Frequently asked questions

What is the difference between Belváros and Lipótváros?

Both form District 5. Lipótváros is the northern part around Parliament and Szabadság tér, the banking quarter; Belváros is the older inner city to the south.

How much does an office in the Budapest CBD cost?

Asking rents differ from building to building and come plus service charge and VAT; each building’s asking rent is shown in the list.

Is there parking for staff?

Only limited. The larger buildings have their own garage, but the number of spaces is restricted and they are charged for; on-street parking is paid. Most employees commute by metro, tram or bus.

Can I rent a small office in District 5?

Yes. Serviced offices and coworking centres offer private rooms and desks from around 10 m², with short contracts.
