Why Budaörs
Budaörs sits just outside Budapest, between the city's District XI and the M0, the motorway ring road around the capital. The M1 (to Győr and Vienna) and the M7 (to Lake Balaton and Croatia) share their entry into Budapest here, so a company with staff or customers across western Hungary reaches them without crossing the city. Budapest's centre is about 20 minutes away outside the rush hour, and buses connect Budaörs with Kelenföld, where the M4 metro and the railway station are. Budaörs also has a stop on the railway line to Győr.
The town is a large retail and logistics location too, so suppliers, trading companies and their regional offices cluster here.
The office parks
- Terrapark, on Puskás Tivadar út and Liget utca, opened in the 1990s as one of Hungary's first Western-standard office parks. It is a campus of several blocks, from the larger Terra Park Next buildings, with Class A and B space, to the Class A Terrapark C and D, and it runs its own shuttle bus for tenants. NW Budaörs runs a serviced office centre in the park, and Terra Corner, a group of three smaller office buildings, stands beside it.
- Bright Site Office and ALFA HUB OFFICE 24: Class B buildings for cost-conscious tenants.
- CHIC Innovációs Központ, an innovation centre on Gyár utca.
Rents and availability
Budaörs is one of the cheaper modern office locations near Budapest. Asking rents differ from building to building and come plus service charge and VAT; a few landlords quote in forints, and each building’s asking rent is shown in the list. Office space outside the city boundary, which the BRF (Budapest Research Forum) reports as the Periphery submarket, had the highest vacancy in Budapest's market in Q2 2026 at 20.1%, so tenants here have more choice and room to negotiate.
Before signing, check the parking ratio (usually far better than in the city), the bus connections for staff without a car, and the age of the building's cooling and lifts.
Nearby alternatives include Törökbálint, Biatorbágy and, inside the city, the offices by the M1/M7 entry in District XI.
Frequently asked questions
Is Budaörs part of Budapest?
No, it is a separate town in Pest County, directly on Budapest's western boundary.
How do staff get to Budaörs without a car?
Buses run from Kelenföld (M4 metro) to the office parks, and Terrapark runs its own shuttle bus.
Why are rents lower than in Budapest?
Buildings outside the city compete with a large supply of empty space and are further from the metro, so asking rents are lower.
