Class A offices for rent

Class A offices are the modern end of the market: newer or fully refurbished buildings with efficient floors, cooling, raised floors, underground parking and professional management. Most of them are in Budapest, along the metro lines, and they are what international occupiers usually ask for first.

What Class A means in Hungary

Hungary has no legal definition of an office class. The term follows the practice of the leasing agencies and the BRF (Budapest Research Forum): a Class A building is recent or comprehensively refurbished, has large, regular floor plates that divide well, central cooling and heating, raised floors or other flexible cabling, fast lifts, 24-hour access and security, and usually underground parking. Many also hold a green certificate such as BREEAM or LEED. According to the BRF's Q1 2026 report, Class A buildings make up 67% of Budapest's speculative office stock (offices built to let rather than for an owner's own use).

Class A is not a guarantee of a particular quality. A building from the early 2000s and one handed over last year can both be called Class A, so look at the year of construction or last refurbishment, the energy performance and the state of the lifts and building services.

Where the Class A buildings are

  • The Váci út corridor in District XIII, the densest cluster, with buildings such as Centerpoint, Capital Square and myhive Átrium Park on the M3 metro. See the Váci út office corridor.
  • South Buda in District XI: Budapest ONE at Kelenföld, Science Park, BudaPart and Infopark.
  • The Pest ring roads and the riverside: Olympia and Arena Corner on Hungária körút, Liberty on Könyves Kálmán körút, Millennium Gardens and the Millennium Towers by the Palace of Arts.
  • The CBD: refurbished landmarks such as the Roosevelt building on Széchenyi István tér.

Outside Budapest, Class A space exists in Budaörs, Debrecen, Győr and a few other regional cities, usually in smaller buildings.

Rents

Listed Class A buildings ask a median of about 14 €/m²/month, the middle half of them between about 11 and 16 €/m², plus service charge and VAT; new riverside and CBD buildings ask more. Colliers' head of occupier services said in a 2026 interview that the premium of new buildings over good older ones, once around 10%, could grow to as much as 30%. A well-run Class A building from the 2000s or 2010s can therefore be a sensible compromise, especially if it has been modernised.

If the brand-new building is out of budget, compare it with the Class B offices, and if your group has carbon targets, filter for green or ESG office buildings.

Frequently asked questions

What is the difference between Class A and Class B offices?

Class A buildings are newer or fully refurbished, with modern building services, efficient floors and better parking; Class B buildings are older or simpler and cheaper to rent.

How much does a Class A office cost in Budapest?

Typically about 11–16 €/m²/month plus service charge and VAT; the newest buildings in prime locations ask more than 20 €/m².

What is the smallest Class A office I can rent?

Many buildings let units from about 100–200 m², and serviced centres inside Class A buildings take a few desks.

Are Class A offices green certified?

Many are, especially the newer ones, but not all; ask for the certificate (BREEAM, LEED) and its level.
