BakerStreet is a 17,000 m2, “A +” category office building in the heart of South Buda, with environmentally conscious solutions, high-quality materials and outstanding architectural technology, which is the fourth project of the Belgian Atenor in Budapest. The 8-level office building with a 4-level underground garage, terraces and inner garden is scheduled to be handed over in Q1 2023.
The development aims to receive a BREEAM Excellent green certification, but in addition to environmental awareness, accessibility also plays an important role, which is guaranteed by the Access4You certification, thinking of all people with special needs. The BakerStreet project attaches great importance to improving the quality of life of employees through spacious, contiguous spaces, large amounts of natural light and a huge interior garden. In addition, bicycle storage, changing rooms and ground floor services will fully meet the needs of prospective tenants of the office building.
The project is located at the intersection of Szerémi and Hengermalom roads, which is one of the most popular parts of the city due to its proximity to universities, easy accessibility and huge green areas. The location is also close to the M1 and M7 motorways. The South Buda sub-market is constantly evolving and growing, which has been helped by the new metro line 4, the expanded tram and bus network, and a wide range of services in the area: shopping malls, restaurants, cafes, sports and leisure facilities.
The office building is only 400 meters from the Újbuda Shopping Center and 700 meters from the Danube bank (Kopaszi Dam), and is easily accessible by public transport and car. Thanks to the proximity of the Rákóczi Bridge, the city center and the southern districts of Pest can be reached quickly and easily.
ATENOR Hungary, international sustainable urban property developer, has won two honours at this year’s European Property Awards for two of its office developments in Buda.
E.ON Hungária Zrt., the Hungarian unit of the E.ON Group has decided to move its Budapest site to BakerStreet, developed by ATENOR Hungary. E.ON will occupy their new Hungarian headquarters from the second quarter of 2024 on 16,200 sqm, in the first phase of the BakerStreet office campus.
BakerStreet Phase I in District XI, is the second Buda development of ATENOR, the Belgian real estate developer listed on the Euronext Brussels Market. ATENOR is pleased to announce that the project has received the final building permit. Located at the intersection of Szerémi and Hengermalom Roads, BakerStreet Phase 1 will be implemented as an “A +” category office development on 17,000 m2, with outstanding quality and environmentally conscious solutions, and will be handed over in the first quarter of 2023.
ATENOR has signed an agreement relating to the acquisition of another plot in District XI of Budapest, under 20 Hengermalom Road, with an area of 8,326 m². The plot is next to ATENOR’s planned project, BakerStreet, and similarly, an “A+” category office building will be developed on it as Phase II of BakerStreet.
ATENOR acquired in July 2019 a land of 5.711 m² located at number 18 Hengermalom Road in district XI of Budapest in order to develop a new “A +” category green office project of nearly 18,000 m2.
