How the Budapest office market is laid out

Budapest is split by the Danube into Buda on the hilly west bank and Pest on the flat east bank, and into 23 numbered districts (written in Roman numerals: District XIII is "XIII. kerület"). Office space is not spread evenly. A handful of submarkets carry most of it:

  • The Váci út corridor (District XIII), a line of large Class A buildings along the M3 metro, home to banks, IT and shared service centres.
  • The CBD (District V), refurbished historic buildings around Szabadság tér and Deák Ferenc tér, popular with law firms and consultancies.
  • South Buda (District XI), where Infopark, BudaPart and Budapest ONE at Kelenföld sit next to the Technical University and the M1/M7 motorway entry.
  • Central and outer Pest, including the Corvin quarter, Népliget and the Hungária körút ring, where larger floor plates often come at lower rents.

Start with the offices in Pest or the offices in Buda, or go straight to the Váci út office corridor.

What the market looks like in 2026

According to the BRF (Budapest Research Forum) figures for Q2 2026, Budapest's modern office stock stands at 4 474 170 m² and the vacancy rate at 12.2%. The gap between submarkets is wide: Central Buda had the lowest vacancy at 6.4%, the Periphery submarket (the office parks just outside the city boundary) the highest at 20.1%. South Buda attracted 28% of the quarter's leasing demand, Central Pest 25% and the Váci út corridor 20%. New construction has slowed, so the best-located buildings are getting tighter.

Rents and lease terms

Asking rents are quoted in euros per square metre per month, excluding VAT (27% in Hungary) and the service charge. The CBD and the newest Váci út buildings ask the most; older Class B space asks much less, and each building’s asking rent is shown in the list. BRF’s quarterly figures since 2013 are on the Budapest office market page.

Leases for conventional offices typically run three to five years, rents in euros are indexed yearly to the eurozone consumer price index (HICP), and a deposit or bank guarantee of a few months' rent is standard. When you compare offers, ask for:

  • the service charge and what it covers;
  • the add-on factor, the share of common areas added to your net area;
  • the parking ratio and the price of a space;
  • the fit-out contribution and any rent-free period.

Who should look where

A small team or a newly arrived founder usually starts in a serviced office on a short contract. Teams of 30–150 find the widest choice of 300–1 500 m² floors in Class A buildings along the metro lines. Occupiers of 5 000 m² or more should look at Váci út, South Buda and large Pest-side schemes such as Olympia or Millennium Gardens, and start early.
