Since April 2025, Avison Young is exclusively appointed on the leasing of the asset. Benjamin Perez-Ellischewitz (BPE), Partner at Avison Young Hungary, talks about the special features of the development and the tenant experience as well as the Avison Young Hungarian team and their international coverage.

-    In 2023, a major transaction took place in the Budapest office market. Can you describe the role Avison Young played in this?

-    The Green Court Office building was acquired in 2023 by the French Affinités Pierre fund, managed by Groupama Gan REIM. In this transaction, the Seller was CODIC, the Belgian developer of the asset and Avison Young was working on the sale side.

-    So if I understand correctly the cooperation with the investor did not start with this leasing mandate?

-    That's right, we were appointed as exclusive leasing agent on Green Court Office in 2025 but first we were appointed by Groupama Gan REIM on the leasing of their other asset in Budapest, Freedom Palace on Szabadsag Square that was acquired in 2022 by the same fund, Affinités Pierre. My colleague Niki Püschl is specificaly looking after those buildings.

-    What are the main features of the office building that make it attractive to tenants?

-    Green Court Office is a premium-quality, A+ office complex that stands out in many respects.
The office building of 18,500 m² stand is part of a mixed development that combines office, residential and retail functions. The scheme is organised around a landscaped inner courtyard of 3,000 m² as its core. This can be enjoyed by the tenants thanks to the floor to ceiling glass walls and the terraces located on each floor of the building. In addition, sustainability is a key factor and Green Court Office is a BREEAM Excellent certified building with a near-zero energy design.

-    You did not mention the location.

-    The Green Court Office is located in the largest office cluster of Budapest, the Váci Corridor, with excellent public transport connections. The M3 metro line and numerous bus and tram lines are within walking distance. Amenities in the area have improved dramatically in recent years, with fitness centres, restaurants, medical centres and of course the Westend Shopping Mall and Lehel market nearby. Traffic can be overwhelming on Váci út and the fact that the building is set off one block and adjacent to the green area of Kassák Park is a big advantage.

-    What technical solutions ensure the energy efficiency and comfort of the office building?

-    A number of innovative solutions have been implemented: double façade, high quality glazing, LED lighting, motion and light sensors, air handling systems with heat and vapour recovery, and a quiet cooling beam system, air heat pumps. The office areas are bathed in natural light and excellent air quality is ensured with 50 m³/day /person of fresh air intake.

-    Let's also talk a little about the background of Avison Young Hungary. What is your experience in the Hungarian market?

-    Our company has been present in Hungary since 2016, previously under the name Lodge & Partners. I joined Jake Lodge and Célestin Huot-Marchand as a third partner at the end of 2020 and today we manage our 19-strong team. We progressively expanded our fields of action and recently open our industrial practice and built up our project management team as a complement to our office leasing, asset services and capital markets activities. We have gained our experience with institutional and international household names such as AXA IM, AEW, CBRE IM, JLL and J.P. Morgan and have a good understanding of the needs and expectations of clients in an international context.
