The Lágymányos micro market is located within the South Buda submarket. Since the early 2000’s it has become one of the busiest office hubs in the capital, boasting roughly 200,000 square meter of modern office space. Having provided consistent take-up throughout the last decade, the area enjoys great popularity amongst corporate tenants and is nowadays densely populated by IT and telecom companies. As a result, despite its vast office stock, the Lágymányos hub has managed to achieve the city’s lowest vacancy rate with a staggering 1.7% as of 2016 Q1. The owners of the office buildings are contesting for the acquisition and retention of tenants with new development projects and with flexible rental terms.

The 31-thousand-square-meter Science Park, is one of the pioneering buildings of the micro-market, has always proved to be successful, and hosts such well-recognized international companies as Ericsson, TATA or most recently Evosoft. "The owner of Science Park, the Heitman Fund is launching major improvements to the building in the next period to continue to be an iconic office building in the area." - said Judit Varga MRICS, Head of Office Agency at CBRE, the company acting as the exclusive leasing agent of the office building.
