The Nordic Light office building has attained LEED Gold certification for its exceptional adherence to the sustainability standards set by the international green building certification system. Offering 26,200 square meters of office space spread across 7 floors, alongside a restaurant and a range of amenities, this office complex provides ample accommodation for businesses. Parking is conveniently available across three levels of underground garage. The tranquil inner courtyard and garden, seamlessly linked to the restaurant terrace, beckon those in search of relaxation. Additionally, strategically planted trees encircling the building serve as a buffer against the noise emanating from Váci Road, ensuring a serene environment for pedestrians and occupants alike. With its location, energy-efficient technology, and innovative architectural design, the Nordic Light office building stands out as one of Budapest's premier destinations and represents a significant asset within the ERSTE Real Estate Fund portfolio.
The building is located on the inner Váci road, one of the most popular office districts of Budapest. Nordic Light, due to its modern appearance and LEED Gold certification, is certainly one of the capital’s most up-to-date office buildings, offering a great location to its tenants and their employees, close to the heart of Budapest. Due to several subway and tram stations close by, the building is easy to reach from all directions.
Simultaneously with the construction of the building, the immediate surroundings of the building have also been revitalized, becoming greener, and a new passage connecting the community with the building's garden and services ensures a pleasant and exciting environment. Services, a restaurant and a café are a matter-of-course to serve the convenience of the building’s Tenants.

Skanska believes in developing a greener society, therefore green building is of strategic importance in all our developments. For our tenants this translates into:
• Landscaped interior courtyard with Wi-Fi
• Green (vegetated) roofs with terraces
• Bicycle storage and changing rooms with showers
• Priority charging for electric cars
• Above average natural light in the premises
• Photovoltaic panels for electricity savings
• Water efficiency (rain and soil water used for flushing,
and eliminating potable water use for irrigation)
• Individual energy meters on tenant premises
• Energy efficient elevators
• Sustainable solutions guide for tenants (office green design and construction)
• Local and recycled materials preferred from the development phases
• Selective waste management possibility during both the development and operational phases.
We believe that by choosing Nordic Light as their future offices, our tenants make a great contribution to Corporate Social Responsibility.
You can find Skanska’s buildings not only on real estate sites, but also in leading architectural magazines. Is it compatible with profitability? How did tenants' needs and rents change, and how can we build futureproof buildings today? Marcin Łapiński, Managing Director of Skanska Hungary knows the answers.
During Q4 2016 the total commercial real estate investment transaction volume reached some €270 million in Hungary, pushing the 2016 volume to above €1.7 billion, the highest annual figure since 2007– according to JLL Hungary’s latest preliminary statistics.
Skanska has sold Nordic Light, an office complex in Budapest, Hungary. The property has been acquired by Erste Alapkezelő Zrt, a subsidiary of Erste Asset Management GmbH. Nordic Light is the seventh office project developed by Skanska in Budapest during the 29 years the company has operated in Hungary.
Following 1st January 2016, Marcin Łapiński, currently Managing Director at Skanska Property Romania, will take the corresponding position at Skanska Property Hungary. Furthermore, Zoltán Linczmayer and Aurelia Luca will be nominated for the newly established roles of Country Directors in the company’s both Hungarian and Romanian units respectively.
The cornerstone ceremony for Nordic Light, Skanska Property Hungary’s 7th office building in Budapest, was held on April 2nd. Located conveniently on inner Váci Road, Nordic Light is to become one of the most prestigious new office buildings in the capital of Hungary. CBRE was appointed as the exclusive letting agent of Nordic Light office building.
Skanska started the construction works of its seventh office building in Budapest. Nordic Light, as it has been named, is being developed on inner Váci road, the main office corridor of Budapest. Phase I is scheduled for completion in the first quarter of 2016.
Zoltán Linczmayer will become Managing Director of Skanska Property Hungary as of April 1, 2014. He will lead Skanska’s commercial property development business in Hungary and oversee all aspects of operations.
