What Buda offers an office tenant

Buda is the hilly, largely residential half of Budapest west of the Danube. Its office market is smaller than Pest's but steadier. In the BRF (Budapest Research Forum) figures for Q2 2026, Central Buda had the lowest vacancy of any Budapest submarket at 6.4%, against 12.2% for the city as a whole, and South Buda attracted 28% of the quarter's leasing demand, more than any other submarket. For a tenant this means less choice of large empty floors, firmer rents in the best buildings and a reason to start the search early.

Many staff live in Buda and the western suburbs, and the M1, M7 and M0 (the motorway ring road around Budapest) are all close, which makes Buda practical for companies with a team that commutes by car from the west.

The main office areas

  • South Buda (District XI): the largest cluster. Infopark and BudaPart by the Rákóczi Bridge, next to the Technical University, house IT, telecoms and engineering firms that hire graduates. Budapest ONE sits on the Kelenföld transport hub (M4 metro, trains, the M1/M7 entry), and Science Park and Dorottya Udvar are nearby. See all offices in District XI.
  • Around MOM Park and Déli station (District XII and I): mid-size Class A buildings such as Alkotás Point, Krisztina Palace and the MOM Park offices, a short walk from the M2 terminus and a green, quiet setting. See the offices near MOM Park.
  • Margaret Bridge and Rózsadomb (District II): smaller buildings and villas suited to professional firms, with Margit Palace just off Margit körút.
  • Óbuda (District III): Szépvölgyi Irodapark and the Montevideo utca offices, larger campuses with parking and a quieter address.

Transport

The M4 metro links Kelenföld and Újbuda with the Pest centre, and the M2 ends at Déli station. Trams do much of the work: lines 4 and 6 cross the Grand Boulevard into Buda, line 1 runs from Kelenföld across the Rákóczi Bridge to the Pest ring, and lines 17, 19 and 41 serve the Buda side. Parking is generally easier than in central Pest, but ask about the parking ratio: in demand-heavy South Buda spaces in the garage are often fully let.

Rents

Asking rents differ from building to building and come plus service charge and VAT; Class B space asks much less, and each building’s asking rent is shown in the list.

Frequently asked questions

Is Buda or Pest better for an office?

Pest has more stock and more large floors (see all offices in Budapest); Buda has lower vacancy, easier parking and a calmer setting. Many tech companies choose South Buda for hiring near the universities.

What is South Buda?

South Buda (Dél-Buda) is the office submarket of District XI, around Infopark, BudaPart, Budapest ONE and the Fehérvári út corridor.

How easy is it to reach the airport from Buda?

The airport is on the Pest side, so allow 35–50 minutes by car from South Buda via the M0 ring road or through the city, depending on traffic.

Are there serviced offices in Buda?

Yes, mostly in South Buda and around Infopark; see the serviced offices and the offices on the Pest side for comparison.
