Kőbánya for office tenants

District 10 (X. kerület), Kőbánya, takes its name from the stone quarries that supplied 19th-century Budapest; later it became a district of breweries, factories and rail yards, including the Dreher brewery that still operates here. Today it mixes housing estates, industrial and logistics sites and small office buildings, many of them converted from industrial use.

Office stock is limited and practical. Most buildings are class B, a few are class A, and loft-style offices appear in former industrial halls. Prices are well below inner Pest, and several landlords quote in forints.

Where the offices are

  • Kőér utca and Gyömrői út: the Laurus office buildings, the district's largest modern scheme, and smaller offices on Gyömrői út.
  • Zágrábi utca and Mázsa utca: Bihari Irodaház and Monori Center, close to the outer ring road and the Népliget area.
  • Jászberényi út and Ceglédi utca: KIPSZER and BIFLOFT, loft-style and mixed-use offices.
  • Fogadó utca: RTR Business Park, near the Pöttyös utca station of metro M3; around Örs vezér tere on the northern edge there are only a few offices.

Transport

The district is on the edge of the metro network rather than on it. Metro M2 ends at Örs vezér tere on the northern border, and metro M3 runs along its south-western edge, from Népliget to Kőbánya-Kispest. Trams 3, 28 and 62 cross the district, and Kőbánya-Kispest is also a railway station and the terminus of bus 200E to the airport. Most buildings have parking, and Üllői út leads out to the airport and the M0.

Rents

Asking rents differ from building to building; some landlords quote in forints, and each building’s asking rent is shown in the list. Typical available units are 100–1 500 m², with small offices from about 8 m². Some offers come with storage or workshop space, which makes the district practical for service and distribution companies.

At these prices, compare total occupancy cost rather than rent alone: service charge, utilities, parking and security. In converted buildings, ask about ceiling heights, the state of the windows and heating, and whether the lift and toilets have been renewed.

Nearby choices: District 14 to the north, District 19 to the south, District 8 for class A on Hungária körút, or the Pest side as a whole.
