Why South Buda?
South Buda's office market grew on former industrial land on the Buda bank of the Danube. Its first big step was the Infopark, Hungary's first innovation and technology park; next to it the BudaPart quarter is being built, where office buildings, homes and the Kopaszi-gát park make one neighbourhood. The Budapest University of Technology and the ELTE Lágymányos campus are a few minutes' walk away, which matters to development and research teams and to companies recruiting graduates.
The parts of the area
- Infopark (Gábor Dénes utca, Infopark sétány): technology companies, service centres and flexible serviced offices (Regus) in the park's buildings.
- BudaPart (Dombóvári út, Buda-part tér): the office buildings of the new riverside quarter, among them BudaPart Gate and DBH BudaPart, with the Kopaszi-gát park next door.
- Science Park (Irinyi József utca): a Class A office complex at the Buda end of the Petőfi bridge, beside the universities.
- Fehérvári út: Dél-Buda Center, F99 and Spirit Corner, south of Újbuda-központ along the tram line.
- Budafoki út and Hauszmann Alajos utca: Buda Plaza, Lokomotív Ház, and the BHG and Innovation Offices buildings.
Getting there
The M4 metro's Újbuda-központ and Móricz Zsigmond körtér stations are at the area's northern edge, trams run along Fehérvári út, and from the riverside the Rákóczi (formerly Lágymányosi) bridge leads quickly to Pest and the 9th district. By car, Budafoki út, Hengermalom út and Hunyadi János út lead towards the M1–M7 and the M0; most office buildings have an underground garage or their own parking.
Who it suits
- Technology and development companies, for whom the universities and similar neighbours matter.
- Service centres looking for modern, large, contiguous floors.
- Smaller teams, as the Infopark's serviced offices offer space from a few workstations.
- Those who want green space by the office: the Kopaszi-gát and the riverside are a short walk from BudaPart's offices.
