Zugló for office tenants

District 14 (XIV. kerület), Zugló, is a large, mostly residential district east of the city centre. Its western edge is the City Park (Városliget), where the Liget Budapest project has added the House of Hungarian Music and the new Museum of Ethnography beside the zoo and the Széchenyi Baths. The Puskás Aréna, the national stadium opened in 2019, stands on its southern edge.

The office market follows Hungária körút, the outer ring road, and the streets near it. Buildings are a mix of class A and class B, typically 3 000–16 000 m², with tech parks and refurbished office houses.

Where the offices are

  • Hungária körút: HOP Technology Office Park, Hungária Center, Hungária Irodaház and MOHA Ház on Gizella út, with parking and quick access by car.
  • Along metro M2 towards Örs vezér tere: smaller buildings such as Pillangó Irodaház and Várna Irodaház near Pillangó utca station.
  • Inner Zugló: Zugló Office Tower on Szugló utca, Róna Office Center on Angol utca and offices on Mogyoródi út, east of the City Park and Heroes' Square.

Transport

Metro M2 runs along the district's southern edge with stations at Puskás Ferenc Stadion, Pillangó utca and Örs vezér tere, its terminus, where the H8 and H9 suburban railways start. Metro M1 ends at Mexikói út. Tram 1 runs along Hungária körút, trams 3 and 62 serve the eastern side, and several bus lines run from the city centre to Bosnyák tér. By car, the M3 motorway's link road starts from Hungária körút along Kacsóh Pongrác út, and parking is easier than in the inner districts.

Rents

Rents are usually well below the inner districts’; each building’s asking rent is shown in the list. Units start at about 10 m², and buildings offer from a few hundred to around 4 000 m². Some landlords quote in forints.

Rent-free months, a fit-out contribution or a shorter first term are all worth raising with the landlord. Ask for these in your first round of offers.

Nearby choices: District 13 and Váci út for class A, District 10 to the south, District 15 towards the M3, and class B offices across Budapest.
