Kispest for office tenants
District 19 (XIX. kerület), Kispest, is a residential district on the south-eastern side of Pest, between Kőbánya and the airport district. It is known for the Wekerle estate (Wekerletelep), an early 20th-century garden suburb under heritage protection, and for the large housing estate around the Kőbánya-Kispest hub.
The office market is small and concentrated around the transport hub and on Üllői út, the main road to the airport. The choice is limited, but what there is offers modern space at rents well below the city centre.
Where the offices are
- KÖKI Terminál: the KÖKI Terminál Offices in the shopping centre of the same name, with serviced offices run by an international operator, directly at the metro terminus.
- Üllői út: the Ganz houses (GANZHÁZAK), a workshop and office centre on the airport road.
- Hamvas utca: Hamvas Center, a smaller class B building in the residential streets.
- Around Shopmark (formerly Europark): offices near the shopping centre on Üllői út.
Transport
Kőbánya-Kispest (locals say Köki) is the southern terminus of metro M3, which reaches Kálvin tér in about 15 minutes and Deák Ferenc tér in under 20. It is also a railway station with trains towards Cegléd and Szolnok, and a terminus for city and regional buses. Bus 200E runs from here to Liszt Ferenc Airport's Terminal 2 around the clock. Trams 42 and 50 serve the district, and Üllői út leads to the airport and to the M0 ring road.
Rents
Asking rents differ from building to building; the class A space at KÖKI is at the upper end, some landlords quote in forints, and each building’s asking rent is shown in the list. Units start at about 10 m² in serviced offices and run to around 2 500 m² in the larger buildings.
District 19 makes most sense for companies that travel a lot or serve the airport, and for teams whose staff live in south-east Pest or the towns beyond it. Before signing, compare the total cost with a serviced office in the centre, check parking near the KÖKI hub, which is busy, and ask about after-hours access in a building attached to a shopping centre.
Nearby choices: District 10 to the north, District 9 further in along metro M3, the whole Pest side, or serviced offices across Budapest.
