Óbuda for office tenants
District 3 (III. kerület), Óbuda-Békásmegyer, is the largest Buda district by population. The old centre of Óbuda, with Roman ruins at Aquincum and the small streets around Fő tér, sits by the Danube; to the west, the Szépvölgy valley has been an office location since the late 1990s, and Bécsi út is being rebuilt with new office and residential projects.
The office stock is varied: large class A parks, mid-sized buildings, lofts in former industrial buildings and coworking spaces.
Where the offices are
- Szépvölgyi út and Montevideo utca: Szépvölgyi Irodapark, Szépvölgyi Business Park and the Montevideo office buildings, the district's largest cluster, with parking and quick access to central Buda.
- Flórián tér and Bécsi út: Flórián Udvar, Buda Square on Lajos utca, and Atenor's RoseVille project on Bécsi út.
- Kolosy tér: Globe3 on Kórház utca and smaller offices near the Buda end of the Árpád Bridge.
- Lofts and coworking: Pacsirtamező utca's loft offices and Puzl CowOrKing on Lajos utca, with desks and rooms from a few m².
Transport
The H5 suburban railway (HÉV) runs along the Danube from Batthyány tér through Óbuda, with stops including Szépvölgyi út and Szentlélek tér. Tram 1 starts at Bécsi út and crosses the Árpád Bridge to District 13, and trams 17, 19 and 41 link Óbuda with the Buda riverside. Óbuda has no metro, so check the walking distance from a building to the HÉV or tram. By car, the Árpád Bridge and the riverside road connect quickly to Pest and the north.
Rents
Asking rents differ from building to building; class B and loft offices ask much less, and each building’s asking rent is shown in the list. The largest parks offer floors of several thousand m², and coworking and serviced offices start at a single desk.
Óbuda belongs to North Buda in the market's terms. It is quieter than the city centre, with parks, the river and the Buda hills close by, which helps with staff retention. Ask about parking, which is usually easier here than in central Buda, and about lunch options around office parks that sit away from the main streets.
Nearby choices: District 2 for central Buda, District 13 across the Árpád Bridge, and serviced offices across the city.
