Offices for rent on and around Andrássy út

Andrássy út is Budapest's grand boulevard, a UNESCO World Heritage street lined with restored 19th-century palaces. Offices here suit firms that want a prestigious address for clients and staff: law and advisory practices, embassies' partners, brand and creative teams, and small companies in serviced suites.

Working on Budapest's grand boulevard

Andrássy út runs about 2.3 km from the edge of the inner city to Heroes' Square, through District VI (Terézváros, postal codes 1061 and 1062). Beneath it runs the M1, the yellow "Millennium Underground" opened in 1896, which with the avenue itself is part of a World Heritage site. Office space here is mostly in converted palaces and apartment buildings rather than modern towers, so floors are smaller, ceilings higher and façades protected.

The listings also take in the quieter parallel streets, above all Paulay Ede utca, where newer boutique and flexible office buildings sit a few minutes' walk from the avenue.

What you will find

  • Restored palaces: Krausz Palota at Andrássy út 12 and Ullmann Palota at Andrássy út 11, near the inner-city end, and Andrássy 100 further out, just past the Kodály körönd (Kodály Circus).
  • Flexible offices: serviced and coworking units on Paulay Ede utca, where desks and private rooms start from around 10 m², ready to move into.
  • Rents: Asking rents differ from building to building; each building’s asking rent is shown in the list. Service charges in historic buildings can vary a lot, so compare the full monthly cost.

Getting there

The M1 stops along the avenue (Bajcsy-Zsilinszky út, Opera, Oktogon, Vörösmarty utca, Kodály körönd), and Deák Ferenc tér, where all three older metro lines meet, is a short walk from the southern end. Trams 4 and 6 cross the avenue at Oktogon. Parking is the main weakness: few buildings have their own garage, so ask about spaces in nearby public car parks before you sign.

For more choice nearby, look at offices around Oktogon, offices near Deák tér, the wider District VI or all Class A offices in Budapest.

Frequently asked questions

Is Andrássy út suitable for a large headquarters?

Rarely. Most buildings offer floors of a few hundred square metres, so a team needing over 2 000 m² on one floor usually looks at the Váci út corridor or Corvin instead.

Can I rent a small office on Andrássy út?

Yes. Serviced offices on and next to the avenue let single rooms and desks on short terms, including furniture, internet and reception.

What should I check in a historic building?

Ask about air conditioning, lift capacity, accessibility, cabling routes and whether heritage rules limit your fit-out or signage.
