Erzsébetváros for office tenants
District 7 (VII. kerület) runs from the inner ring road at Astoria and Deák tér out to the City Park. The inner part is the historic Jewish Quarter, with the Dohány Street Synagogue, Kazinczy utca and Gozsdu udvar; it is also where most of Budapest's ruin bars are. The outer part beyond the Grand Boulevard is mostly residential.
Office stock is thin compared with the neighbouring districts, and most of it sits on the edges: on Madách Imre út next to Deák tér, on Rákóczi út and around Blaha Lujza tér. Buildings are mainly class A, typically 6 000–15 000 m².
Where the offices are
- Madách Imre út: Madách Trade Center, a short walk from Deák Ferenc tér and the meeting point of the three central metro lines.
- Kéthly Anna tér: myhive Greenpoint 7, a modern office building with its own garden and garage, close to Wesselényi utca.
- Rákóczi út and Astoria: EMKE at Blaha Lujza tér and smaller office houses on Dohány utca and Erzsébet körút.
Transport
Metro M2 stops at Astoria and Blaha Lujza tér, and Deák Ferenc tér is a short walk from the western edge. Trams 4 and 6 run along Erzsébet körút, and several tram lines start at Blaha Lujza tér for the eastern districts. Keleti railway station is one stop from Blaha on M2. Parking is paid on the street and tight; only the larger buildings, like Greenpoint 7 and Madách Trade Center, have their own garage, so ask what spaces come with an offer.
Rents
Asking rents differ from building to building; older class B offices ask much less, and each building’s asking rent is shown in the list. Typical available units range from a few hundred to about 1 500 m², with the smallest offices from about 15 m².
The district's character cuts both ways. Staff like the restaurants and cafés, but some streets are loud late at night. Visit a shortlisted office in the evening, ask about window insulation and air conditioning, and check how waste collection and deliveries reach the building.
Close alternatives: District 6 along Andrássy út, District 5 for the CBD, and District 8 south of Rákóczi út for the Corvin Quarter's newer buildings.
