Class B offices for rent

Class B offices are older or simpler buildings that cost noticeably less than Class A space. For a start-up, a back office or a company that values budget over a prestige address, they are often the sensible choice, and many have been partly modernised.

What a Class B office is

In the Budapest market a Class B building is one that does not meet every standard of a modern Class A office: it may be older, have smaller or irregular floors, split cooling units instead of central air conditioning, fewer lifts, surface parking only, or a less central location. Many are converted industrial buildings, former company headquarters or business parks from the 1990s. The BRF (Budapest Research Forum) puts Class B at 33% of Budapest's speculative office stock in its Q2 2026 report.

The label covers a wide range. A well-kept, refurbished building can be very close to Class A at a lower rent, while another may need investment before it suits a modern team. Always visit, and ask what has been renewed recently.

What it costs

Class B offices ask noticeably less than Class A, plus service charge and VAT; each building’s asking rent is shown in the list. More of them quote in forints than Class A buildings do, which removes the exchange-rate risk for a company earning in forints. Service charges also tend to be lower. Smaller units are common: many buildings let rooms from a few dozen square metres.

Where to find them

Class B space is spread across the city rather than concentrated in one corridor:

  • Váci út and Újpest in the north, with older buildings such as the RJA Irodaház and Duna Plaza Office beside the new towers.
  • South Buda, with Bartók Udvar, Lokomotív Ház on Budafoki út and the Szerémi Irodaház.
  • The Hungária körút ring, where HOP Technology Office Park and similar schemes offer large floors at modest rents.
  • Near the airport road, where AEROZONE Business Park combines offices with warehouse space.
  • Budaörs, on the city's western edge, with Class B blocks in the Terrapark area. See the offices in Budaörs.

What to check before signing

  • The heating and cooling system and who pays for its repair.
  • Whether the electricity and internet capacity suit your equipment.
  • Parking: number of spaces, and whether they are in a garage or on the surface.
  • How the rent is indexed and whether the lease allows you to leave or expand.

Frequently asked questions

Is a Class B office a bad choice?

No. For many small companies and back-office teams a good Class B building offers the best value; it depends on what your staff and clients expect.

How much cheaper is Class B than Class A?

Class B rents are noticeably below Class A, while service charges can be similar; compare buildings by their asking rents in the list and the service charge in each offer.
