Offices for rent in Debrecen
Debrecen, Hungary's second-largest city, is the business centre of the east, with a large university and new automotive investment around it. Its office market is small and mostly Class A, so the few good floors are worth comparing side by side before you decide.

Why companies open offices in Debrecen
Debrecen lies about 230 km east of Budapest, roughly two and a half hours by motorway (the M3 and M35) or InterCity train, and has its own international airport. The University of Debrecen, one of the largest in the country, supplies graduates in IT, engineering, medicine and business, which has drawn service centres and software firms for years.
Industry has added a new reason. BMW started series production of the iX3 at its Debrecen plant in autumn 2025, and CATL's battery plant began trial production of cells in September 2026. Suppliers, engineering consultancies and service providers following them need office space close by, and local demand is growing.
What the market offers
Debrecen has no office corridor on the Budapest scale. Instead there are a handful of modern buildings, most of them Class A:
- Forest Center on Tüzér utca, by the Főnix Hall: the city's largest modern office building, owned by the University of Debrecen and certified LEED Gold, with large floors and underground parking.
- Bethlen Irodaház and Debrecen Fórum Irodaház, central buildings within reach of the city centre's shops and trams.
- A serviced office centre for teams that need a few desks quickly; see serviced offices.
Rents are around the lower end of Budapest’s Class A range, plus service charge and VAT; each building’s asking rent is shown in the list. Units start small, but the larger buildings prefer leases of at least a few hundred square metres and three years.
Practical tips
Because the stock is limited, a company needing more than 1 000 m² should check availability early and consider a build-to-suit or a pre-let in a building under construction. Ask about parking: most staff in Debrecen drive, so the number of spaces matters more than in central Budapest.
