Offices for rent in Szeged
Szeged is the university and research city of southern Hungary, close to the Serbian and Romanian borders. Its office market is small and made up of serviced suites, a converted incubator building and offices in older central buildings, which suits start-ups, engineering firms and regional sales teams.

Szeged as an office location
Szeged lies about 170 km south-east of Budapest on the M5 motorway, roughly two hours by car, at the point where the Maros river joins the Tisza. The University of Szeged gives the city a large pool of graduates, and the ELI ALPS laser research centre has made it a name in science and high-tech research.
Manufacturing is changing the picture too: BYD is building its first European electric car plant on the edge of the city, with series production scheduled to start in late 2026. Suppliers, recruiters and engineering firms that follow such projects tend to need small to mid-size offices first.
What you will find
There is no large modern office stock in Szeged. The listings are mostly:
- Serviced offices in the city centre, with furnished rooms, reception and meeting rooms on flexible contracts; compare them on the serviced offices page.
- The Szeged Inkubátorház on Felső-Tiszapart, an enlarged former school building by the Tisza with Class B floors of several hundred square metres and surface parking.
- Offices in older buildings around Széchenyi tér, the main square.
Each building’s asking rent is shown in the list, plus service charge and VAT. Serviced suites take a few desks; above a thousand square metres the choice narrows to very few buildings, so a build-to-suit may be worth asking about.
Tips for tenants
If you are setting up near the BYD plant or another industrial site, check the commute: most of the new industrial zone is outside the centre, so parking and bus links matter. For short projects a serviced office avoids fit-out costs altogether.
For other regional cities, see the offices in Kiskunfélegyháza, Debrecen or all offices for rent in Hungary.
