We want to build three office blocks, with a total area of 540-670 m2, with approx. 25 office spaces. You can find the required room numbers and areas of each block below. Rental fee: max. 8 Euro + VAT/m2/month Lease period: expected to be min. 5 years The offices within each block are located directly next to each other. Ideally, the three blocks are located in one building, but the other extreme is also acceptable, with the three blocks located in three different buildings close to each other. It is also acceptable if the first block is a few hundred meters from the other two, as long as the first block is located close to a busy junction that is easily accessible by public transport. It is important that the buildings are max. 200 meters from a public transport stop. Access to the building and movement within the building must be barrier-free for the visually and physically impaired, or the building must be suitable for this. If any office is on a floor, an elevator is required, and the elevator must be barrier-free (or the elevator shaft must be large enough to accommodate such an elevator). The dimensions of the barrier-free elevator are: min. 140 cm deep, min. 110 cm wide, min. 200 cm high, and the door has a minimum clear opening width of 90 cm. An exclusion reason is if an elevator of this size is not available or cannot be installed. Block 1: - purpose of use: customer service, shop and massage service - 4-5 rooms on the ground floor with direct street entrance, totaling 90-110 m2 - washroom, shower (or possibility of installing them) Block 2: - purpose of use: administration
- 13 offices, total 250-300 m2 - kitchenette, dining room, bathroom - can be on the ground floor or upstairs Block 3: - purpose of use: professional service for the visually and physically disabled - 8 offices, total 200-260 m2 - kitchenette, bathroom and a shower (or possibility of creating one) - can be on the ground floor or upstairs Parking space for a minibus and a passenger car.
