Budavár for office tenants
District 1 (I. kerület), officially Budavár, is the smallest of the central Buda districts. Castle Hill, with the Royal Palace and the Matthias Church, is a protected heritage area where offices are rare. Most of the district's office space is below the hill: in Víziváros between the river and the Castle, in Krisztinaváros around Krisztina körút and Déli station, and on the slopes towards Naphegy and Gellért Hill.
There are no large office campuses here. Buildings are typically 1 000–9 000 m², often restored or modern infills on residential streets, and the tenants are firms that value a calm, representative address close to the centre.
Where the offices are
- Batthyány tér and Corvin tér: Corvin Ház and small office houses on the Danube side of Víziváros, opposite Parliament.
- Krisztina körút and Vérmező: MBC Irodaház and Hattyú Ház near Széll Kálmán tér, and Christie's further along Krisztina körút.
- Déli station: the office buildings on Márvány utca.
- Tabán and Gellért Hill: Buda Center on Hegyalja út, close to the Elisabeth Bridge, and Zsolt Udvar on nearby Mészáros utca.
Transport
Metro M2 stops at Batthyány tér and ends at Déli pályaudvar, and Széll Kálmán tér, the main Buda hub, is on the district's edge. The H5 suburban railway (HÉV) to Óbuda and Szentendre starts at Batthyány tér. Trams 19 and 41 run along the riverside, and trams 59 and 61 pass Déli station. Driving across the bridges is slow at rush hour, and parking is paid and limited. Only some buildings have a garage, so ask how many spaces come with the lease.
Rents
Asking rents differ from building to building; older class B offices ask much less, and each building’s asking rent is shown in the list. Available units are small, typically 100–500 m², with offices from about 20 m², so District 1 suits a small team better than a large one.
The central Buda market is tight. According to the Budapest Research Forum, Central Buda had the lowest vacancy rate of all Budapest submarkets in the second quarter of 2026, at 6.4%. Good offices here let quickly, so shortlist early and be ready to decide.
Nearby choices: District 2 to the north, District 12 around Alkotás utca and the MOM Park area, or the whole Buda side.
