The northern end of the Váci út corridor

Váci út is Budapest's busiest office street, running north from Nyugati station through District XIII. Around Duna Plaza the corridor opens up: buildings stand on larger plots, there is more parking, and the Danube bank is close. The Gyöngyösi utca station of the M3 metro is directly in front of the shopping centre, which also gives office staff shops, a cinema and lunch options.

Office buildings in the area

  • Madarász Irodapark on Madarász Viktor utca, a very large Class A office park.
  • Váci Greens D at Váci út 121–127 and BC 99 – Balance Building, energy-efficient Class A buildings with green credentials.
  • RJA Irodaház at Váci út 95, a large B-class option for cost-conscious tenants, and MASCO on Reitter Ferenc utca for a smaller team.

Asking rents differ from building to building; buildings on this outer stretch ask less, and each building’s asking rent is shown in the list. Units start from about 15 m².

Getting around

The M3 runs along Váci út from Újpest-Központ through Göncz Árpád városközpont (formerly Árpád híd) to Deák tér in about 15 minutes. Buses 15 and 105 also stop at Duna Plaza. By car, the Árpád bridge leads to Óbuda and Buda, and the M3 motorway towards Debrecen and the airport road are easy to reach via Róbert Károly körút and the Hungária ring.

Compare with the rest of the Váci út office corridor, the Pest end of Árpád bridge, Újpest centre and District XIII.

Frequently asked questions

Why are rents lower than further south on Váci út?

The area is a few metro stops further from the centre, and its buildings stand on larger plots, which keeps costs and rents somewhat lower.

Is there parking?

Most office parks here have underground or surface parking, usually at a better ratio than in central Pest.

Is this area good for a large team?

Yes. Madarász Irodapark and the Váci Greens buildings offer large floors for shared service centres and regional headquarters.
