District 2 for office tenants
District 2 (II. kerület) runs from Víziváros on the Danube up through Rózsadomb (Rose Hill) and Pasarét to the wooded Hűvösvölgy valley. The upper parts are villas and embassies; the office market is concentrated at the bottom, between the Margit Bridge, the Mammut shopping centre and Széll Kálmán tér, Buda's main transport hub.
Buildings are mid-sized, mostly 5 000–17 000 m², and mainly class A. Tenants include law firms, consultancies, pharmaceutical and engineering companies and the regional offices of international groups.
Where the offices are
- Margit Bridge, Buda end: Margit Palace, Canada Square near the Király Baths, and Víziváros Office Center on Kapás utca.
- Széll Kálmán tér and Millenáris: Millenáris Classic beside the Millenáris park, and Residence I-II on Kacsa utca.
- Rózsadomb: small office buildings and villas converted to offices on the hill.
- Hűvösvölgyi út: larger class B complexes further out, cheaper and easier for parking.
Transport
Metro M2 stops at Széll Kálmán tér and Batthyány tér. Trams 4 and 6 end at Széll Kálmán tér after crossing the Margit Bridge, tram 17 and trams 19 and 41 run along the Buda side, and tram 61 climbs to Hűvösvölgy. Buses from Széll Kálmán tér serve the hills. The lower district is busy with traffic and paid parking; ask for garage spaces, which the larger buildings offer.
Rents
Asking rents differ from building to building; class B space further out asks much less, and each building’s asking rent is shown in the list. Units start at around 10–20 m² in small buildings, while larger houses offer floors of 1 000–4 500 m².
Central Buda had the lowest vacancy of any Budapest submarket in the second quarter of 2026 (6.4%, according to the Budapest Research Forum), so good space near Széll Kálmán tér does not stay on the market long. If you have a fixed moving date, start the search six to nine months ahead.
