Offices for rent on Rózsadomb (Rose Hill)

Rózsadomb, or Rose Hill, is Budapest's best-known residential hill in District II, on the Buda side. Its offices sit in villas, small office parks and buildings along Szépvölgyi út and Hűvösvölgyi út, a quiet, green setting for small and medium-sized firms that value a calm address close to where many managers live.

Offices in Buda's green hills

Rózsadomb rises north of the Margit bridge and Mammut shopping centre. Office space here is scattered rather than concentrated: converted villas on residential streets, a few low-rise office parks in the valleys of Szépvölgyi út (Szépvölgy, the "Beautiful Valley") and along Hűvösvölgyi út towards Hűvösvölgy. Expect smaller floors, trees outside the window and an easier commute from the Buda hills than from the far side of the river.

What you will find

  • Larger office complexes: Rózsaházak on Bég utca and the Videoton buildings on Hűvösvölgyi út, both B class.
  • Office parks and serviced space: a serviced centre in the Szépvölgyi office park on Montevideó utca, with very small units, and an A-class building further up Szépvölgyi út.
  • Boutique offices on Gábor Áron utca and Törökvész út, for a small team that wants a residential-style building.

Asking rents differ from building to building; each building’s asking rent is shown in the list, and units start from a single desk in the serviced space.

Transport and parking

Rózsadomb is a car-oriented location: most buildings have their own parking, which is rare in central Pest. By public transport, bus routes climb the hill from Széll Kálmán tér and Batthyány tér, both on the M2 metro, and trams run along Hűvösvölgyi út. Expect a 15–25 minute journey to the city centre.

Nearby: offices near Mammut, the Buda end of Margit bridge, all of District II and offices across Buda.
