Újpest for office tenants
District 4 (IV. kerület) is Újpest, a town in its own right until it joined Budapest in 1950, on the Pest bank of the Danube north of District 13. It has its own centre around the town hall and the metro terminus, large housing estates, and an industrial belt along the river and the railway that is slowly being redeveloped.
Office space here is functional rather than representative. Most buildings are class B, built or converted for trade, light industry and administration, and many combine offices with storage or showrooms. That makes the district a good fit for distributors, service companies, call centres and any team that needs space at a low price within the city limits.
Where the offices are
- Újpest centre: Arcadia, Alfa HUB Office 4 and other office houses within walking distance of the metro terminus.
- Váci út, Újpest end: VÁCI 19 and smaller buildings on the northern stretch of the avenue that forms the Váci út office corridor further south.
- Fóti út, Dugonics utca and Kiss Ernő utca: Litliner, Nivelco Trade Center and the P+P Kereskedőház, mixed office and trade buildings.
- The M0 and the Megyeri Bridge: Login Business Park, a newer business park with offices and warehouses beside the M0 ring road's Újpest exit.
Transport
Metro M3 ends at Újpest-központ, with Újpest-városkapu one stop before; from there it is about 15 minutes to Deák Ferenc tér. Tram 14 runs to Lehel tér, and bus lines connect the centre with the outer areas and the business parks. The M0, Budapest's motorway ring road, crosses the Danube on the Megyeri Bridge at the district's northern edge, giving quick access to the M2 towards Vác and, via the ring, to the M3. Parking is generally easier and cheaper than in the inner districts.
Rents
Rents are well below the inner districts’, and each building’s asking rent is shown in the list. Units start very small, from a few m² in shared offices, and go up to several thousand m² in the business parks.
At these rents, check carefully what you get: the age of the air conditioning, how utilities are billed, security and reception, and whether the lease allows storage or customer traffic if you need it. The service charge can be a larger part of the total cost than in a class A building.
Nearby choices: District 13 for class A along Váci út, District 15 to the east, or the whole Pest side. See also class B offices across the city.
