Józsefváros for office tenants
District 8 (VIII. kerület) stretches from the inner ring road at Kálvin tér and Astoria out to Hungária körút, south of Rákóczi út and north of Üllői út. The inner Palace Quarter behind the National Museum is a neighbourhood of 19th-century mansions and university buildings; Semmelweis University's clinics line Üllői út. Further out, the district changes quickly, and its office stock reflects that.
Where the offices are
- The Corvin Quarter: built over two decades on cleared city blocks along Corvin Promenade, with Corvin One, Corvin Towers, Corvin Skypark, Corvin Corner and the Corvin Innovation Campus. Tech companies and service centres cluster here, next to the metro and a shopping mall.
- Hungária körút: Arena Corner and Olympia, part of the Aréna Business Campus, on the outer ring road near Puskás Aréna and the Népliget area. These are large, recent buildings with garages.
- Rákóczi út: East West Business Center near Astoria, and smaller offices around the Palace Quarter.
Transport
The district has three metro lines. M3 stops at Corvin-negyed and Klinikák, M4 at Rákóczi tér, II. János Pál pápa tér and Keleti pályaudvar, and M2 at Blaha Lujza tér, Keleti and Puskás Ferenc Stadion, the station closest to the Hungária körút campuses. Trams 4 and 6 run on the Grand Boulevard, and tram 1 runs along Hungária körút. Keleti is one of the city's main railway stations.
Rents and market
Asking rents differ from building to building; older class B offices ask much less, and each building’s asking rent is shown in the list. Buildings are large, often 20 000–30 000 m² on Hungária körút and in the Corvin Quarter, so a 2 000 m² requirement has real options. Serviced operators also offer rooms from about 10 m².
The Hungária körút area has seen strong leasing: early in 2026 the Budapest Research Forum recorded the quarter's largest speculative deal here, a renewal of 13 950 m² in Arena Corner. At the same time, advisers note that vacancy along the outer ring road is above the Budapest average, which tends to give tenants room to negotiate on incentives and fit-out.
Neighbouring options: District 9 south of Üllői út, District 7 north of Rákóczi út, and the Puskás Aréna area.
