From the Grand Boulevard to the riverside offices

Boráros tér is the southern end of the Nagykörút, Pest's Grand Boulevard, and the start of the H7 suburban railway (HÉV) to Csepel. From here Soroksári út runs south along the Danube past old mills, warehouses and the riverside embankment, a strip that has been rebuilt with modern offices over the past two decades. The streets inside the boulevard, such as Ráday utca, keep the café-lined character of inner Ferencváros.

Office buildings in the area

  • Large modern campuses: myhive Haller Gardens and Mill Park on Soroksári út, both energy-efficient Class A buildings with green certificates, can house a whole company on large floors; Haller Gardens also has a coworking space with rooms from about 15 m².
  • Converted industry: Hungária Malom Udvar is a former mill turned into B-class offices with loft character.
  • Near the boulevard: Studium on Czuczor utca, RiverPark on Közraktár utca and Downtown IX on Ipar utca; Bakáts Center on Ráday utca and Loffice Salétrom suit smaller teams.

Rents here are usually below the CBD’s while the location is still central; each building’s asking rent is shown in the list.

Transport
