Offices for rent near Corvin, Budapest

Around the Corvin-negyed metro station, the Corvin Promenade redevelopment has turned a run-down part of District VIII (Józsefváros) into one of Budapest's main modern office quarters. Large Class A buildings, cafés and the Semmelweis University campus make it popular with technology firms and shared service centres.

A new business quarter on the Grand Boulevard

The Corvin area lies just outside the Grand Boulevard (Nagykörút), between Üllői út and Práter utca. The Corvin Promenade replaced old housing blocks with a pedestrian street lined with offices, homes and shops, and the office buildings along Futó utca and Bókay János utca are among the largest in central Pest. Nearby, the Corvin Technology & Science Park and the Semmelweis University buildings add a medical and research flavour.

What you will find

  • The Corvin buildings: Corvin Towers, Corvin Skypark, Corvin One and Corvin Corner, all Class A, on large floors.
  • City Gate on Köztelek utca, another large Class A office building near the boulevard.
  • Smaller options: CityLab on Tűzoltó utca, Nyolcésfél on Német utca (B class, units from about 10 m²) and Loffice Salétrom.

Asking rents differ from building to building; each building’s asking rent is shown in the list. Available space is considerable, so even teams of several hundred can often find room.

Getting there

Corvin-negyed station on the M3 is at the boulevard end of the quarter, with Deák tér three stops away, and trams 4 and 6 on the boulevard link to Buda and to Nyugati station. Kálvin tér, with the M4, and trams 47 and 49 are a short walk. The buildings have underground parking, though driving into central Pest at peak times is slow.

Nearby areas to compare: offices near Kálvin tér, Boráros tér, Blaha Lujza tér and the whole of District VIII.

Frequently asked questions

Is Corvin a good choice for a large office?

Yes. It is one of the few places in central Pest with modern buildings large enough for over a thousand square metres on one floor.

Who works here?

Tech companies, shared service centres, healthcare and research firms, and many young professionals, thanks to the transport and the area's restaurants.

What should I ask about?

The parking ratio, the service charge and the fit-out contribution the landlord offers for a new lease.
