Serviced offices and coworking for rent

A serviced office is a furnished, ready-to-use office with reception, internet, cleaning and meeting rooms included in one monthly price. Coworking adds shared desks and a community. Both suit new arrivals, project teams and companies that need flexibility more than a long lease.

How serviced offices work in Hungary

In a conventional lease you rent empty space for three to five years, pay for the fit-out and furniture, and sign separate contracts for utilities, cleaning and internet. A serviced office bundles all of that. You pay per desk or per private office per month, and the operator provides furniture, fast internet, reception, kitchen, cleaning and energy, with meeting rooms bookable by the hour. Contracts usually start at one to a few months and can grow or shrink with your team.

The model suits:

  • a foreign company opening its first Hungarian office, before it knows how fast it will grow;
  • a project team that needs space for six to eighteen months;
  • a small firm that wants a central address without a fit-out;
  • a large company that needs swing space during a move or refurbishment.

Many centres also offer a registered office address and mail handling, which a newly founded Hungarian company needs for its registration. Ask what the address service includes before relying on it.

Operators and locations

International and local brands run centres across Budapest. The listings include Regus and HQ centres in several districts, House of Business on Szabadság tér and in the Roosevelt building in the CBD of District V, DBH on Váci út (FlexSpace H2O) and at BudaPart, Loffice on Salétrom utca in District VIII, New Work (NW) at Science Park and in Budaörs, Puzl CowOrKing in Óbuda and Agora's Qubes centre in District XIII. Outside the capital there are serviced offices in Debrecen and Szeged.

Most centres sit inside Class A office buildings, so the building's facilities, such as the garage, gym or restaurant, are often available to members too.

Comparing offers

Serviced office prices are quoted per desk or per office per month and depend heavily on the location, the size of the room and the contract length, so compare total monthly cost rather than per-square-metre figures. Ask:

  • what is included and what is billed extra (printing, parking, meeting room hours, phone lines, after-hours air conditioning);
  • the notice period and any price increase on renewal;
  • whether a private office can be branded or locked outside office hours;
  • the internet connection and whether you can bring your own line.

Once a team passes about 15–20 people, a conventional lease is often cheaper over three years; compare with the offices for rent in Budapest.

Frequently asked questions

What does coworking mean?

Coworking is an office where several companies and freelancers work in one shared, furnished space: you rent a desk and share the meeting rooms, the kitchen, the printer and the internet with the others. It is rented by the month, for short periods too, and the community of tenants and the contacts it brings are part of the offer.

What is the difference between a serviced office and coworking?

A serviced office is a private, lockable room for your team; coworking means a desk, fixed or hot-desk, in a shared space.

How short can the contract be?

Many operators offer one-month contracts, and day passes for coworking.

Can I register my company at a serviced office?

Many centres offer a registered address service; check the terms with the operator.
