IT startup - own office - good location

We are a startup, currently with 10 people, next year we plan to expand to around 20 people. That is why it is important to find a place where the rental period is limited to 1, maximum one and a half years, because our growth rate is difficult to calculate, it is possible that we will outgrow the chosen place in 2 years, if there is no possibility of expansion. We are urgently looking for a place, we would be moving from the current office within a few weeks. The location around József körút, close to metro stations is even better. (Western, Oktogon, Blaha, Corvin). Maybe the area around Kálvin tér and Astoria, Boráros tér. Other factors: Natural light is important to us, so far we have worked in a one-day apartment office. Only maximally reliable internet, where there is a maximum of 1-2 days a year of problems. The separate call room for 1-2 people in our own area, plus 1 room that can be separated as a meeting room. We prefer if the kitchen and washroom areas are shared, as our budget will not fit to pay for them privately. We have our own furniture (tables, chairs, cabinets)
