South Buda's office hub
District 11 (XI. kerület), known as Újbuda, is the most populous district on the Buda side of the river, running from Gellért Hill and the Budapest University of Technology (BME) south and west to Kelenföld. It has a large student and graduate population, and that has drawn IT companies, engineering firms and service centres for over two decades.
South Buda, the market area that District 11 dominates, took 28% of all Budapest leasing in the second quarter of 2026, according to the Budapest Research Forum (BRF), the highest share of any submarket.
Where the offices are
- The riverside at the Rákóczi Bridge: Infopark, Hungary's first innovation park, next to the BME and ELTE campuses; and BudaPart by the Kopaszi-gát, where two new buildings were handed over to state institutions in early 2026.
- Budafoki út and Buda Plaza: Science Park on Irinyi József utca and Szerémi Irodaház.
- Fehérvári út and Bocskai út: F99, Spirit Corner and Dorottya Udvar, south and west of the Allee shopping centre and Móricz Zsigmond körtér.
- Kelenföld and the M1/M7 link road: Budapest ONE at Etele tér, BudaWest and Office Garden, for teams who drive in from the west.
Transport
Metro M4 crosses the district with stations at Szent Gellért tér, Móricz Zsigmond körtér, Újbuda-központ, Bikás park and Kelenföld vasútállomás, and reaches Kálvin tér and Keleti on the Pest side. Tram 1 runs from Kelenföld over the Rákóczi Bridge, tram 4 ends at Újbuda-központ and tram 6 at Móricz Zsigmond körtér, and trams 47 and 49 link Móricz Zsigmond körtér with Deák tér. Kelenföld is also a main railway station and a terminal for regional buses. Budaörsi út leads straight onto the M1 and M7 motorways, and most office campuses have garages.
Rents
District 11 offers some of the best value for modern space in Budapest. Rents differ widely from building to building; each building’s asking rent is shown in the list. Buildings range widely in size, from small office houses to campuses of more than 30 000 m², and units of 100–300 m² are as easy to find as whole floors.
Before you sign, compare service charges, which vary a lot between older and newer parks, and the parking ratio, important for staff coming from the western suburbs. Many buildings have BREEAM or LEED ratings; ask for the energy figures, not only the certificate.
