Offices for rent near Dózsa György út and Váci út
The crossing of Dózsa György út and Váci út, in District XIII, is the southern gateway of Budapest's main office corridor. Some of the city's largest modern buildings stand here, two metro stops from the inner city, which makes it a favourite of regional headquarters, banks and shared service centres.

The southern gateway of the office corridor
Váci út runs north from Nyugati station, and at Dózsa György út the old Angyalföld industrial district begins. Since the 2000s the blocks either side of the crossing, and along Kassák Lajos utca and Lehel utca behind them, have filled with large Class A buildings, many of them energy-efficient. The area is close to the Danube embankment and to Lehel tér's market, and the homes and cafés of Újlipótváros are a short walk away.
What you will find
- Very large buildings: Capital Square at Váci út 76, myhive Átrium Park at Váci út 45, River Estates at Váci út 35 and Green Court Office on Dózsa György út.
- Energy-efficient offices: Green House on Kassák Lajos utca and CityZen at Váci út 37.
- Smaller or older buildings: Medimpex on Lehel utca and LION on Angyalföldi út, both B class, for tighter budgets.
Asking rents differ from building to building; some B-class space asks far less, and each building’s asking rent is shown in the list. Serviced offices let rooms from about 10–15 m² and conventional units start at about 30 m², but large floors are the norm.
Transport
The Dózsa György út station on the M3 serves the crossing, with Nyugati two stops away and Deák tér a few minutes further. Tram 14 starts at nearby Lehel tér, trolleybuses 75 and 79 run along Dózsa György út, and tram 1 runs along Róbert Károly körút a little further north. By car, Róbert Károly körút leads to the Árpád bridge and the M3 motorway; most buildings have underground parking.

Frequently asked questions
Is this a good area for a large team?
Yes. Several buildings here can take several hundred desks, often on one or two floors, with modern cooling and parking.
How does it compare with Árpád bridge?
It is closer to the city centre, so rents are slightly higher, while the buildings are similar in size and quality.
What should I ask about?
Ask about the parking ratio, the green certificate (BREEAM or LEED) and the service charge.
