Why Váci út
Property agents call it the Váci Corridor: the stretch of Váci út running north from Nyugati tér through District 13 to Újpest in District 4. Over the past twenty years the largest continuous part of Budapest's modern office stock was built here, on former factory and warehouse sites, with new residential quarters, hotels and shopping centres along the Danube around it.
It is also where tenants move. According to the quarterly reports of the Budapest Research Forum (BRF), the agencies' joint market survey, Váci út took between 21% and 41% of Budapest's office leasing each quarter of 2025, and in the second quarter of 2026 it again took 20% of total demand. If you need a large, modern and well-connected office, this is the first place to look.
The sections of the corridor
Nyugati and Lehel tér: the edge of the centre
Next to Nyugati railway station, WestEnd Offices and West End Business Center share a block with the WestEnd shopping centre, and towards Lehel tér stand Westpoint, Quadra and Generali Business Corner. This section combines a central address with the Grand Boulevard's trams (4 and 6) and suburban trains from Nyugati.
Dózsa György út to Árpád híd: the core
From the Dózsa György út junction to Árpád bridge is the densest part: Capital Square, myhive Átrium Park, River Estates, CityZen, White House and Nordic Light. At Árpád bridge, by the Göncz Árpád városközpont metro station (called Árpád híd until 2020), the M3 meets tram 1 and the regional bus station, and the bridge gives a quick link to Óbuda and Buda.
North of Árpád híd: the large business parks
North of the bridge are Centerpoint, the Balance buildings and the Váci Greens campus, and by Duna Plaza, Blue Cube and Duna Plaza Office. Here you find large, continuous floors in newer buildings, many of them BREEAM or LEED certified, served by the Forgách utca and Gyöngyösi utca metro stations.
What does an office on Váci út cost?
Asking rents differ from building to building; older Class B buildings ask much less. A service charge and parking fees come on top of the rent, and they vary from building to building, so ask for them with every offer: two buildings with the same headline rent can differ considerably in total monthly cost. Each building's page shows its quoted rents, available units and floor plans.
Who Váci út suits
- Large companies and shared service centres: floors of 1,500–3,000 m² and room to grow within one building.
- Tenants with ESG targets: many of the corridor's buildings are certified and energy efficient; see the ESG office buildings.
- Small teams: coworking and serviced offices (in the myhive and Regus centres, among others) let desks without a long lease; see serviced offices.
- Anyone who needs access: the whole corridor sits on the M3 metro, and by car it is close to the Hungária körút ring road and Árpád bridge.
