The most central address in Budapest

Deák tér lies where Districts V, VI and VII meet, at the start of Andrássy út and Bajcsy-Zsilinszky út. A few minutes to the north-west is Szabadság tér with the National Bank and many embassies, and to the east Madách Imre út leads into the Jewish Quarter. The office market here is a mix of modern Class A buildings slotted into the old city and restored palaces.

What you will find

  • Modern Class A buildings: ACADEMIA on Akadémia utca, near the Danube, with green certification, and Madách Trade Center on Madách Imre út.
  • Palaces and boutique offices: Andrássy Palace at the start of Andrássy út, Deák Palota on Deák Ferenc utca and Pódium on Nagymező utca, in the theatre district.
  • Serviced offices: operators at Szabadság tér and on Bajcsy-Zsilinszky út let fitted rooms from around 10 m².

Rents here are the highest in the city, and each building’s asking rent is shown in the list. Available units tend to be small, often a few hundred square metres, so a larger team should start looking early.

Getting there

Deák tér has the M1, M2 and M3, and trams 47 and 49 terminate nearby; the 100E airport bus starts here. Tram 2 runs along the Danube a short walk away. Driving and parking are the downside: the centre has limited street parking and pricey garages, so most staff come by public transport.

Compare with offices along Andrássy út, around the Basilica, near Ferenciek tere or the whole of District V.

Frequently asked questions

Why are rents higher around Deák tér?

Because the location is unmatched for public transport and is close to clients, courts, banks and ministries, while new supply in the inner city is scarce.

Can a small company rent here?

Yes. Serviced offices offer single rooms with reception and meeting rooms included, on terms of a few months.

Is there parking?

Only a few buildings have garages. Ask the landlord how many spaces come with the lease and check public garages nearby.
