Ferencváros at a glance
District 9 (IX. kerület) runs south from Kálvin tér between the Danube and Üllői út. The inner part, around Ráday utca and the Central Market Hall, is old Pest with cafés and Corvinus University. The middle part along the Danube was a district of warehouses and mills and has been rebuilt since the early 2000s with offices, the Palace of Arts (MÜPA) and the National Theatre. Further out, Soroksári út and Könyves Kálmán körút carry large office buildings and some of the city's newest projects.
Where the offices are
- The riverside at the Rákóczi Bridge (formerly Lágymányosi Bridge): the Millennium Towers on Lechner Ödön fasor and the Millennium Gardens scheme, beside MÜPA.
- Boráros tér and Soroksári út: City Gate, RiverPark, myhive Haller Gardens and Mill Park, the latter built on the site of a former mill.
- Könyves Kálmán körút and Népliget: Liberty, Lurdy Irodaház and Népliget Center on the outer ring road.
- Inner Ferencváros: Studium and smaller buildings near Kálvin tér and the Corvin Quarter.
Transport
Metro M3 runs along Üllői út with stations at Kálvin tér, Corvin-negyed, Semmelweis Klinikák, Nagyvárad tér and Népliget; M4 stops at Fővám tér and Kálvin tér. Tram 2 runs along the Pest embankment and tram 24 across the district, while tram 1 crosses the Rákóczi Bridge to South Buda and runs north along the outer ring road. The riverside and Soroksári út buildings mostly have garages, and the outer ring road leads quickly to Üllői út, the airport road, and to the routes south out of the city.
Rents and market
Asking rents differ from building to building; older class B offices ask much less, and each building’s asking rent is shown in the list. Buildings are large, many over 20 000 m², and a good share carry BREEAM or LEED certification. Units start from about 12 m², and full floors of 1 500–2 500 m² are common.
The district is active: according to the Budapest Research Forum, Central Pest, the submarket of the inner Pest districts, took 25% of Budapest's leasing in the second quarter of 2026, second only to South Buda. Some buildings are still being refurbished, so ask about delivery dates and what surrounds a building today.
Neighbouring options: District 8 and the Corvin Quarter, District 11 across the river in South Buda, and other energy-efficient offices.
