ESG office buildings for rent

ESG office buildings are offices whose owners document their environmental, social and governance performance: energy and carbon data, certificates, wellbeing features and responsible management. They suit companies that have to report on the sustainability of their premises or have committed to carbon targets.

What makes an office building "ESG"

ESG stands for environmental, social and governance. For an office building it goes beyond an energy-efficient design. The landlord can show measured energy and carbon data, holds a recognised certificate such as BREEAM, LEED or WELL, provides features for the people in the building (daylight, fresh air, bicycle storage and showers, accessible design, green space) and runs the property in a transparent way, for example with green lease clauses and regular reporting to tenants.

For a tenant this matters for two reasons. Many international groups have carbon targets that cover their offices, and larger companies in the EU report on emissions that include their premises. In a 2026 interview, the head of Colliers' occupier services in Budapest described ESG as no longer a separate topic but part of every modern office, and noted that buildings meeting large companies' carbon-neutral requirements remain limited in number. Tenants now look less at the certificate and more at how efficiently a building actually runs.

Where the ESG buildings are

Most of the buildings in this list are recent Class A offices on the Pest side:

  • Váci út and the Árpád Bridge area in District XIII, with myhive Átrium Park, River Estates, Nordic Light, the Balance buildings and Gateway on the Danube bank. See the Váci út office corridor and the offices near the Árpád Bridge.
  • Soroksári út in District IX, with myhive Haller Gardens and Mill Park.
  • The ring roads, with Liberty and Lurdy on Könyves Kálmán körút, Arena Corner and Skylight City.
  • Buda, with BudaPart Gate in South Buda and Krisztina Palace near Déli station.

Rents and what to ask

ESG buildings mostly price in the upper part of the Class A range, plus service charge and VAT; each building’s asking rent is shown in the list. Before you sign, ask the landlord for:

  • the certificates, their levels and dates, and whether an In-Use assessment is current;
  • the building's energy consumption and carbon emissions per square metre for the last full year;
  • whether energy comes from renewable sources and whether tenant consumption is sub-metered;
  • what data the landlord will provide each year for your own reporting;
  • EV charging, bicycle facilities and public transport access for your staff.

Frequently asked questions

What is the difference between a green office and an ESG office?

A green office is defined by its energy performance and certificates; an ESG building also documents its social features and management, and supplies data tenants can report on.

Do ESG offices cost more?

Asking rents are usually at the upper end of the Class A range, but lower energy use can reduce the service charge.

Which certificates should I look for?

BREEAM and LEED are the most common in Budapest; WELL covers health and comfort. Ask for recent ratings rather than those from construction.
