Offices for rent in Pest

Pest, the flat east bank of the Danube, holds most of Budapest's offices: the CBD around Szabadság tér, the Váci út corridor and large new schemes along the ring roads. It offers the widest choice of floor sizes in the city, from small suites to whole buildings.

Pest at a glance

Pest is the larger, flat half of Budapest east of the Danube, and where most of the city's business happens: Parliament, the ministries, the banks' head offices, the main railway stations and the airport road. Three of the four metro lines (M1, M2, M3) meet at Deák Ferenc tér, and the Grand Boulevard (Nagykörút) with trams 4 and 6 rings the inner districts. For an office search this means the widest choice in the city, from a 50 m² suite in a historic building to entire new buildings of 30 000 m² or more.

The main office areas

  • The Váci út corridor (District XIII): Budapest's largest concentration of modern Class A offices, along the M3 metro from Lehel tér to Árpád híd. Centerpoint, Capital Square and Nordic Light are typical. In Q2 2026 the BRF (Budapest Research Forum) counted 20% of Budapest's leasing demand here. See the Váci út office corridor and all offices in District XIII.
  • The CBD (District V): representative addresses around Szabadság tér, Deák Ferenc tér and the Danube embankment, mostly refurbished older buildings such as the Roosevelt building on Széchenyi István tér. See offices in District V.
  • Corvin and Népliget (District VIII): the Corvin Promenade's newer buildings on the M3, and a cluster around Népliget along Könyves Kálmán körút. See the offices near Corvin.
  • The riverside south of the centre (District IX): Millennium City Center by the Palace of Arts, myhive Haller Gardens and the Soroksári út schemes.
  • The ring roads: Hungária körút and Könyves Kálmán körút, where buildings such as Olympia, Arena Corner and Liberty offer very large floors.

Rents and vacancy

Asking rents differ from building to building and come plus service charge and VAT; Class B space in the outer districts asks much less, and each building’s asking rent is shown in the list. Vacancy varies more on the Pest side than in Buda: the Váci út corridor remains in demand, while the Hungária körút area and south Pest have more empty space, which gives tenants room to negotiate rent-free months and fit-out contributions.

Choosing within Pest

Ask where your staff live and how they travel. The M3 line serves Váci út, the CBD and Corvin directly, which matters to a team that commutes by public transport. A client-facing firm usually prefers District V or Andrássy út. A company of several hundred people that wants one large floor plate and on-site parking will find more of both on Váci út and the ring roads.

Frequently asked questions

Where is the business district of Budapest?

The traditional CBD is District V on the Pest side; the Váci út corridor in District XIII is the largest modern office area.

Are rents lower on the Pest side?

Not across the board. The CBD and the newest riverside buildings are the city's most expensive; the outer ring roads and south Pest are among the cheapest for modern space.

Can I rent a small office in central Pest?

Yes. Many older buildings let suites from 50–100 m², and serviced offices take a few desks. Compare with the offices in Buda or the whole of Budapest.
