Terézváros at a glance
District 6 (VI. kerület) lies between Bajcsy-Zsilinszky út and Király utca, from the inner ring road out to the City Park. Its spine is Andrássy út, the boulevard of neo-Renaissance mansions that, together with the metro beneath it, is a UNESCO World Heritage Site. Around it are the Opera House, the Nagymező utca theatre street, Liszt Ferenc tér's restaurants and the Grand Boulevard with Oktogon and Nyugati station.
Office space here is mostly class A, but of two different kinds: restored palaces with high ceilings and courtyards, and a few modern buildings around Nyugati tér.
Where the offices are
- Andrássy út: Andrássy Palace, Krausz Palota, Stern Palota and Andrássy 100, representative addresses for consultancies, investment firms and embassies.
- Oktogon and Nagymező utca: Oktogon Ház, Pódium and Merkúr Palota, popular with creative agencies and start-ups.
- Nyugati station: WestEnd Offices in the WestEnd City Center complex, Skála-Metró and FBG Center on Teréz körút.
- Towards the City Park: the Liget Center Vitrum project on Dózsa György út, near Heroes' Square.
Transport
Metro M1 runs the length of Andrássy út (Bajcsy-Zsilinszky út, Opera, Oktogon, Vörösmarty utca, Kodály körönd). M3 stops at Nyugati pályaudvar and Arany János utca, and trams 4 and 6 run along the Grand Boulevard, tram 6 around the clock. Nyugati is also a main railway station, with trains to Ferihegy station near the airport and to the towns north and east of Budapest. Parking is paid on the street; the larger buildings have garages, many of the smaller palaces do not.
Rents
Rents are usually below the CBD’s; each building’s asking rent is shown in the list. Typical units are a few hundred to 2 000 m², and serviced operators offer rooms from about 10 m², so the district works well for a team of 10 to 150 people. For anything much larger, District 13 has bigger floors a few stops north.
In a converted palace, ask how the space is cooled and heated, whether the lift reaches your floor, and how much fit-out the landlord pays for. A narrow floor around a courtyard can hold fewer desks than its area suggests, so ask for a test layout before you sign.
Neighbouring options: District 5 for the classic CBD, District 7 for lower rents a few streets away.
Frequently asked questions
Is Andrássy út a good office address?
It is one of the best known in Budapest: central, served by metro M1 and lined with restored palaces. Floors are smaller and parking is scarce, so it suits small and mid-sized teams.
How much does an office in District 6 cost?
Asking rents differ from building to building and come plus service charge and VAT; each building’s asking rent is shown in the list.
Is District 6 noisy?
Andrássy út and the Grand Boulevard are busy, and the streets towards Király utca have nightlife. Ask for a courtyard-facing office if quiet matters.
Can I find a serviced office here?
Yes, several operators run serviced and flexible offices in the district, with rooms from about 10 m².
