Green, energy-efficient offices for rent
Energy-efficient offices use less power for heating, cooling and lighting, which lowers the service charge and helps a company meet its carbon targets. The buildings in this list are mostly modern Class A offices, many with BREEAM or LEED certification.

Show 4 moreWhy the energy performance of an office matters
For a tenant, a green building is first of all a question of running costs. Heating, cooling and lighting are paid through the service charge and your own utility bills, and the energy price shocks of recent years showed how quickly those costs move. A building with heat pumps or efficient central plant, LED lighting, good insulation and a building management system that switches off empty floors can cost noticeably less to run than an older one with the same rent.
The second reason is reporting. International groups increasingly set carbon targets for their premises, and some will only move into buildings that meet them. In a 2026 interview, the head of Colliers' occupier services in Budapest noted that tenants now ask how efficiently a building actually runs rather than only whether it holds a certificate, and that buildings meeting large companies' carbon-neutral requirements are still limited in number.
The certificates you will see
- BREEAM, the British system, the most common in Hungary. Ratings run from Pass through Good, Very Good and Excellent to Outstanding; BREEAM In-Use rates existing buildings in operation.
- LEED, the American system, rated Certified, Silver, Gold or Platinum.
- WELL, which focuses on the health and comfort of the people inside: air, light, water and acoustics.
Ask for the certificate itself, its level and its date: a rating from the year of construction says less than a recent In-Use assessment.
Where the green buildings are
Most are on the Pest side: along the Váci út office corridor (Capital Square, Nordic Light, River Estates, myhive Átrium Park), on the riverside in District IX (Millennium Gardens, the Millennium Towers, myhive Haller Gardens) and on the ring roads (Olympia, Arena Corner, Liberty). In Buda, BudaPart Gate and the newer Infopark buildings are examples, as is Alkotás Point near MOM Park.
Rents and what to ask
Energy-efficient buildings mostly price in the upper part of the Class A office range, plus service charge and VAT; each building’s asking rent is shown in the list. When you compare, ask for the service charge broken down by item, the building's energy consumption per square metre, whether energy is sub-metered by tenant, and the number of EV charging points and bicycle spaces. A green lease clause, in which landlord and tenant agree to share consumption data and improvement goals, is increasingly common.
For buildings that document their environmental, social and governance credentials, see the ESG office buildings.
Frequently asked questions
Are green offices more expensive?
The asking rent is usually slightly higher, but lower energy use and a lower service charge often close much of the gap over a lease.
Which certificate is best, BREEAM or LEED?
Both are recognised; use the one your group reports against. BREEAM is more common in Budapest.
Can an older building be green?
Yes. Many 2000s buildings have been upgraded and certified under BREEAM In-Use; check the date and level of the rating.
